Borrower Requirements

  • Credit Score: 620+ FICO (680+ preferred)
  • Liquidity: $25K+ in reserves
  • Citizenship: U.S. citizen, permanent resident, or foreign national with U.S. entity
  • Business Purpose: Investment property only (no owner-occupied)
  • Clean Record: No recent foreclosures, bankruptcies, or defaults

Property Requirements

  • Property Type: 1-4 unit residential (SFR, duplex, triplex, fourplex)
  • Condition: Habitable or repairable (no teardowns)
  • Location: Most U.S. markets (some rural exceptions)
  • ARV: Realistic after-repair value supported by comps
  • Exit Strategy: Clear plan to sell or refinance within 12 months
